Vasundhara: In a major case of real estate fraud, Mohit Gupta, a property dealer based in Vasundhra, Ghaziabad, has been accused of forging property sale documents to secure a fraudulent loan. Vasundhra Property Scam attempted scam, involving a property worth ₹75 lakh, was successfully averted due to swift police action. The fraud involved two Agreements to Sell (ATS)—one genuine and one altered. While the original ATS was duly signed by the property owner, a second version—allegedly edited by the dealer—reduced the value of the property to ₹49 lakh and was submitted to Hinduja Housing Finance without the owner’s consent.
Vasundhara Property Scam: Forgery Exposed During Loan Verification
The deception was uncovered when Hinduja Housing Finance reached out to the actual property owner for loan finalization. To his shock, the owner discovered:
- The submitted ATS did not have his signature
- The property value was underreported
- A loan was being processed without his knowledge
He immediately contacted the bank and filed a complaint with Vasundhra Police Station.
ACP Srivastava Leads Timely Intervention Property Scam
ACP Abhishek Srivastava, who is leading the investigation, responded promptly by freezing the loan process and launching a detailed inquiry. His intervention prevented any financial transaction from taking place.
“We are currently verifying all documents. The matter is under active investigation,” said ACP Srivastava.
The suspect, Dealer Mohit Gupta (Vasundhara sector 1) with Handa family , is under police watch and is expected to be questioned further. The forged documents have been secured and sent for forensic examination.
Real Estate Experts Warn of Increasing Document Frauds
Property law experts say this incident is part of a growing trend, particularly in fast-growing regions like Vasundhra and Indirapuram.
“Unscrupulous dealers are exploiting documentation gaps and banking loopholes,” said Ritika Anand, a legal advisor specializing in property law. “Always verify sale documents, especially before any financial transaction.”
A recent 2024 NCRB report highlighted a 19% rise in property-related document forgery cases in Ghaziabad.

Police and legal experts recommend the following steps:
- Cross-verify all ATS and sale deeds with a trusted legal expert
- Monitor credit reports for any unknown loan applications linked to your PAN
- Visit the sub-registrar’s office regularly to check for property encumbrances
- Report fraud attempts early to banks and local authorities
Investigation Underway, No Loan Disbursed
At the time of reporting, no loan disbursement had occurred. The property remains legally secure under the rightful owner’s name. Police have confirmed that the investigation is ongoing, and further updates will follow based on evidence.
